About The CABR Legacy & Compliance Desk

Institutional Archive | Preserving Regional Transaction Standards

For decades, the Chipola Area Board of Realtors (CABR) served as the primary regulatory and organizational body for real estate professionals operating out of Marianna, Florida, and its surrounding rural counties.

As modern MLS (Multiple Listing Service) infrastructures consolidated into larger, statewide networks, the logistical necessity for highly localized physical boards evolved. However, the unique regulatory hurdles, rural lending requirements, and specific closing contingencies of the Florida Panhandle remained.

To prevent the loss of critical regional knowledge, The CABR Legacy & Compliance Desk was established as an independent archival body. We exist to preserve historical housing data and provide an uncompromised resource desk for agents, brokers, and landlords navigating state real estate statutes.

Our Archival Mission

To uphold the integrity of real estate transactions in the central Florida Panhandle by maintaining open access to escrow compliance guidelines, property management statutes, and historical market data.

Core Archival Pillars

The Legacy Desk currently maintains three active compliance silos to assist regional professionals:

Escrow & Closing Compliance

Managing resources related to rural lending requirements (USDA/FHA/VA), title defect resolution for Heirs Property, and navigating strict Form 13645 WDO Clearance requirements to prevent predatory repair markups from destroying buyer financing.

Property Management Statutes

Providing independent interpretations and timeline calculators for Chapter 83 of the Florida Statutes, focusing on legal eviction noticing, security deposit escrow regulations, and habitability liabilities.

Regional Housing Data

Preserving static, historical MLS and market-rate data for Marianna and surrounding rural sectors to assist appraisers and researchers in tracking long-term property valuation trends.

Historical Geographic Footprint

While modern state guidelines have largely erased county-line borders for licensed real estate agents, the historical jurisdiction and data archives of the original Chipola Area Board of Realtors encompass the following primary sectors:

Archived Coverage Areas

Marianna (Headquarters)
Jackson County
Calhoun County
Washington County
Liberty County
